How does purchasing a property from your site work?
Once you have chosen a property you would like to purchase, simply click the reserve now button and submit the deposit amount to reserve the property. You can also complete the required information on the contact us page, and as a last resort, feel free to just give us a call to get the process started. After you have reserved the property or contacted us with your interest to purchase we will complete a purchase agreement and start the closing process. If you have questions at any time along the way you can always reach out to us for an explanation, via email or phone.
Are their any hidden fees when buying land from you?
There are never any hidden fees. We close all of our properties utilizing a local title company where the property you are purchasing is located. The title company will provide an itemized HUD statement, before and again at closing identifying all fees incurred by the buyer. We do not pay buyers closing costs, however we do make sure that the title is clear and the taxes are paid up to the date of purchase.
Are you a real estate agent?
Our owner Mark Shank is an actively licensed real estate broker in the State of Texas and has been for the past 18 years. We conduct business throughout the entire United States. We are always happy to work with or without other agents should the need arise. However, please note that we do not pay buyer side real estate commissions should you be represented by one. If you desire to utilize their services feel free to pay their commission.
Why are your properties so cheap?
We buy unwanted, unused and properties in distress, meaning, back or unpaid taxes, liens etc. Therefore when we purchase these types of properties we buy them at a discounted price. We then pass that savings along to the next buyer to create a win-win solution for the seller and the new buyer.

How do I know if this is a safe way to purchase property?
Our owner has been buying and selling real estate for the past 25 years. We strive to complete every transaction as precisely as we can. This is one of the reasons we only close with local title companies. We want everyone in the transaction to be protected and supported.
